Mortgage Protection

Mortgage protection is not a separate category of insurance. It is life insurance arranged around your mortgage, so that if you die while the loan is outstanding, your family has the money to keep paying it or clear it entirely.

What Mortgage Protection Actually Is

In most cases a mortgage protection policy is a term life insurance policy sized and timed to your mortgage – roughly the balance you owe, for roughly the number of years left on the loan. The benefit is paid to your beneficiary, not to the lender, which means your family decides what to do with it.

That last point is the one people most often get wrong. This is not the same as mortgage insurance (PMI), which protects the lender if you default and does nothing for your family.

Why Homeowners Buy It

  • The mortgage is usually the largest single debt a household carries, and it does not go away when someone dies.
  • It keeps the surviving family in the home at a point when income has already dropped.
  • Sizing coverage to a specific, known obligation makes the decision concrete rather than guesswork.

How It Is Usually Structured

  • Level term. The death benefit stays the same for the whole term while the mortgage balance falls. Costs a little more, leaves more behind.
  • Decreasing term. The death benefit falls roughly in step with the loan balance. Usually cheaper, and it tracks the debt closely.
  • Riders. Some policies can add living benefits, such as access to part of the death benefit after a qualifying terminal or critical illness. Availability and terms vary by carrier and by state.

Questions Worth Asking

  • Is the benefit paid to my family, or to the lender?
  • Is the death benefit level, or does it decrease?
  • Does the term actually match the years left on the mortgage?
  • Would a single larger term policy covering the mortgage and everything else be simpler and cheaper than a standalone product?
  • Can it be converted to permanent coverage later?

That fourth question matters. For many households, one properly sized term life policy covering the mortgage, income replacement and everything else is cleaner than buying a separate product for each obligation. We will tell you which way it works out for you, and if a plain term policy is the better answer, that is what we will say.

Frequently Asked Questions About Mortgage Protection

Is mortgage protection the same as PMI?

No, and this is the most common confusion about it. Private mortgage insurance protects the lender if you default and pays nothing to your family. Mortgage protection is life insurance: the benefit goes to the beneficiary you name, and they decide whether to pay the loan off, keep making payments, or use it another way.

Does the money go to my lender or to my family?

To the beneficiary you name on the policy, in the normal case. That is deliberate. It means the household keeps control of the decision at the point when it matters, rather than the money being applied automatically to one debt.

Do I need a separate policy, or can my existing life insurance cover the mortgage?

Very often one properly sized term life policy covering the mortgage, income replacement and everything else is simpler and less expensive than buying a separate product for each obligation. That is the first thing we check. If a standalone policy genuinely fits your situation better, we will say so, and if it does not, we will say that too.

Should the death benefit be level or decreasing?

Level term keeps the same death benefit for the whole term while the loan balance falls, so it usually leaves something behind beyond the mortgage. Decreasing term falls roughly in step with the balance and is usually cheaper. Which is right depends on whether the mortgage is the only thing you are covering.

What if I move or refinance?

A term life policy belongs to you, not to the property or the loan, so it does not end because you moved or refinanced. What can change is whether the coverage amount and the remaining term still match the new balance and payoff date. That is worth a review whenever the loan changes.

Can I still get coverage with a health condition?

Frequently, yes. Carriers differ considerably in how they underwrite specific conditions, and a decision from one carrier is not a decision from all of them. Because we are independent we can take your situation to several and compare what comes back.
